For a renewal or refinance: T4, letter from your employer, recent paystub, municipal tax statement, current mortgage statement, and government-issued ID.
For a purchase: All of the above, plus bank or investment statements showing 3 months of history for each account being used toward the down payment. If you have an accepted offer, you'll also need the Agreement of Purchase and Sale and the MLS listing.
